Magic Lofts are project managed and constructed this loft conversion in Cyncoed, Cardiff. The new loft incorporates a new master bedroom with an en-suite shower room and walk in storage cupboard. Pre construction, Magic Lofts' surveyor did the structural plans and we checked over the already previously granted "Certificate Of Lawfulness" under Permitted Development. Construction started towards the beginning of January 2018.

Scaffolding erected, side and back of roof stripped, steels girders fitted, floor joists fitted and floorboards laid.

Roof extended to form gable end roof, full width rear dormer constructed, internal skin of gable end built, studs around en-suite built, insulating and boarding started.

Keylite Roof Windows fitted, full roof and dormer clad with new manufactured slates, dormer pvc windows fitted, dormer roof fibreglassed, total new roof to front roof section, main roof around dormer renewed and flashed up the dormer, pine end exterior skin blocked up, insulating and plasterboarding continued.

2nd floor ceiling removed, stairs fitted and boxed in, studs finished and boarded, shower tray fitted, holes cut ready for spotlights and sockets.

Loft and downstairs bedroom and landing plastered, Pine end dashed to match, 2nd fix carpentry - doors, skirtings etc, handrail and spindles fitted to new loft stairs, facias gutters etc fitted to dormer and pine end and all of all existing fascias clad and new guttering and downpipes fitted, shower area tiled and grouted, big site clean up and skip removed.

Scaffolding taken down, skip removed and Building Control has done the final visit and the job signed off.
