Cwmbach Loft Conversion February/March 2017
Magic Lofts Ltd designed, project managed and constructed this loft conversion in Cwmbach, Aberdare. A large 9m rear dormer was built to provide 2 new bedrooms and a shower room in the new loft conversion. Structural plans were done, Council Certificate of Lawfulness acquired, Building Control Officer made regular visits and the job completed to building regulation standards and certified, steel girders and structural floor fitted, front roof strengthened, 2 x Keylite roof windows fitted, 9m rear flat roof dormer with hanging tile exterior constructed, loft insulated & plaster boarded, plastered, stairs fitted, electrics done with NIC certificate, plumbing for radiators as well as shower room and all associated carpentry & roofing work completed as well as the painted finish. Started this Aberdare loft Conversion 6th of February 2017. Full plan to painting service by FMB & Trustmark approved Magic Lofts Ltd.

Magic Lofts project managed and constructed this loft conversion in Cwmbach, Aberdare. A large 9m full width rear dormer constructed and the loft will incorporate 2 new bedrooms and a new shower room. Pre construction, Magic Lofts' surveyor did the structural plans and successfully applied for the "Certificate Of Lawfulness" under Permitted Development. Construction started beginning of February and this was the order of work:
Week 1: Steels girders and floor joists went in, front of roof strengthened, smoke alarms and rad pipes run under the new floor.
Week 2: 9m wide Dormer fulled constructed and fibreglassed, 1st fix electrics, roof windows fitted.
Week 3: Insulating and plasterboarding, stud building, stairs fitted, 1st fix plumbing, dormer battened out for hanging tiles.
Week 4: Boarding finished, PVC Windows fitted, hanging tiles and fully plastered.
Week 5: Internal 2nd fix Carpentry, some 2nd fix plumbing, 2nd fix electrics, external plastic work (fascias, gutters etc).
Week 6: Tiling, rest of 2nd fix plumbing, painting.
Week 7: Finish off painting. Scaffolding and skip removal. Job completed.
