Magic Lofts Ltd designed, project managed and constructed this loft conversion in Merthyr. A large 6m rear dormer was required to gain more usable space in the new the master bedroom in this detached property loft conversion. Structural plans were done, Council Certificate of Lawfulness acquired, Building Control Officer made regular visits and job completed to building regulation standards, electrics done with NIC certificate, Plan to 2nd fix finish on this loft conversion with owner requesting to do their own painting. Magic Lofts Ltd are FMB & Trustmark approved.

Magic Lofts are project managed and constructed this loft conversion in Caeharris, Merthyr. A 6m full width rear dormer constructed and the loft will incorporate a new master bedroom with an en-suite shower room. Pre construction, Magic Lofts' surveyor did the structural plans and successfully applied for the "Certificate Of Lawfulness" under Permitted Development. Construction started the middle of March. Order of work was:

Week 1: Steels girders and floor joists went in, front of roof strengthened, smoke alarms and rad pipes run under the new floor, dormer front wall pre-built.

Week 2: 6m wide Dormer fulled constructed, studs started, 1st fix electrics, insulating and boarding started.

Week 3: Insulating and boarding, studs finished, stairs fitted and boxed in, en-suite plumbing 1st fix.

Week 4: Hanging tiles on dormer walls, pvc windows fitted, plastering, 2nd fix electrics completed, part 2nd fix plumbing, tiling.

Week 5: 2nd fix carpentry, complete 2nd fix plumbing and additional plumbing work to ground floor, External plastics (fascias, soffits, gutters etc), big site clean up.
